It helps keep out water, animals, and insects. Enclosing the raised area offers additional protection, but the more plumbing, electrical, and mechanical systems that are crammed into that space the more complicated it becomes.

The modern crawlspace is a working system like your roof & attic or your kitchen. Many components make up the whole system, but unlike other home systems your crawlspace wasn’t designed with every separate component in mind. They were all installed by different contractors with little knowledge of whether they would work together. This is one of the areas where problems occur.

Encapsulating your crawlspace is the way you tie the system together. After repairs are made to faulty components we close the crawlspace off completely from the outside and insulate the foundation walls. This practically eliminates many of the issues you can have like roaches and mice. Our super durable vapor barrier is installed and sealed around the foundation and at the seams making sure no moisture can get in from below. Lastly we install a dehumidifier and sump pump if needed to regulate the new enclosed environment.

What kind of warranty do you guys offer?

We have the best warranty in the business. We offer an 10 year workmanship warranty on our structural repairs, we give a 2 year warranty on mechanical repairs, and pretty much all the work we do.

I see you do CL-100 repairs, do you take care of other real-estate repair addendum items?

We are cross trained in many different fields of construction due to our remodeling past. We can take care of a lot of other small items that might show up on a real-estate repair addendum. If we can, we’d like to be your one stop shop for repairs related to a property transaction.

What do I get with my service agreement?

Once or twice a year depending on the level of service you request, we will come out to your home and inspect the entire crawlspace environment and its systems. We will give you a report showing any repairs needed as well as suggest improvements you may want to consider.
